This project involved finishing the bonus room above the garage, adding a bathroom to the bonus room, finishing the basement including a full bath. Since the bonus room was above the garage, this added an element of difficulty due to the heating & cooling concerns of areas above garages. I suggested a separate heating/cooling zone be added to the existing furnace for the bonus room. Zone control is a household control system that allows you to use only one HVAC unit & have multiple temperature zones, or areas, controlled by individual thermostats & motorized dampers located in the duct work.
After reviewing the house blueprints, I found a route to the basement for the plumbing lines for the bonus room powder bath.
