This home also built in the 1960’s, had an array of issues that needed attention.  The siding & trim had been patched multiple times but continued to fail. The roof was 25+ years old, the gutters were under-sized & the interior of the soffits were covered by insulation which did not allow the roof to ventilate properly. I noted improper flashing details allowing water to deteriorate the roof decking & framing.  The windows needed repair & the screen porch had seen better days.  The bath fans were also discharging into the attic instead of being vented to the exterior through the roof.  


The following improvements were made:

  1. Installed James Hardi Fibercement lap siding to replace the original T1-11 wood siding

  2. Replaced all deteriorated trim with kiln-dried cedar.  Click on this link to learn more about why cedar is the only natural, exterior material to use - http://www.wrcla.org/

  3. Replaced the 3-tab shingles with dimensional, 30 year shingles

  4. Installed 6” continuous gutters with 3” x 4” downspouts.

  5. Added 6” of blown cellulose insulation to the attic.

  6. Replaced the screen & screen stop pieces in the screen porch.

  7. Added the proper bath van ventilation lines to the exterior.

  8. Performed all necessary wood rot repairs due to improper flashing details then added the proper flashing details to ensure correct water drainage from the roof.

  9. Built a new roof saddle to redirect water drainage.

  10. Completed interior painting as well.
